Daniel Matthew Mooy was a Mormon church member who perpetrated a sex crime in November 22, 2024 in St George Utah, and was convicted in April 2026.
Mooy a content creator that produces videos for homes. He met a broker and real estate agent at a luxury home to film shoot the home and property.
Mooy went into a bathroom to change into swimwear and came out in a towel, dropped the towel and was naked in front of the broker.
He repeatedly asked her to join him, according to prosecutors. And shortly after the real estate agent came in the room to discover Mooy’s actions.
According to reports he was under the influence of alcohol
Mooy was convicted of:
-2 lewdness/ misdemeanor counts
– one count of intoxication
Mooy plead guilty to all three charges.
Mooy was sentenced:
-10 days in jail/ suspended 180-day sentences on the lewdness charges
– 90-day sentence on the intoxication charge

1. Real estate influencer sentenced for lewdness after stripping naked in client's luxury St. George home
A 53-year-old content creator was ordered to serve 10 days in jail after pleading guilty to lewdness and intoxication charges tied to an incident while filming a luxury real estate video.
Daniel Matthew Mooy appeared Tuesday in St. George Justice Court for sentencing on two misdemeanor counts of lewdness and one count of intoxication. Mooy entered guilty pleas to all three charges.
The charges stem from an incident reported Nov. 22, 2024, during the filming of a social media video at a high-end home in St. George, according to a redacted police report and case summary provided during a hearing in January.
Mooy, who produces videos featuring luxury homes in Washington County under the moniker "Dixie Dan," joined two women, a realtor and a broker, for a film shoot at the property. During the drive to the residence, Mooy reportedly told the broker he had been drinking.
After arriving, the realtor briefly left the home to run an errand, leaving Mooy and the broker to begin filming a video themed around “all the comforts of home.”
While filming in a bathroom, Mooy removed his clothing instead of changing into swimwear and, after dropping a towel, was completely nude, prosecutors said. He then entered a bathtub and asked the broker to join him in the nude.
The broker, described as “obviously in shock,” froze and did not know how to respond. Mooy then continued walking through the home unclothed and repeatedly asked her to join him, prosecutors said.
At that point, the realtor returned and witnessed the exchange.
Prosecutors said Mooy appeared intoxicated, citing difficulty locating his clothing as the group was preparing to leave. The broker left with the realtor, and Mooy left the home separately.
Prosecutors told the court that Mooy's actions “unreasonably disturbed” both women.

She said the incident has had lasting emotional impacts, describing a later encounter with Mooy during the Parade of Homes in February. During the event, she had to disclose the incident to colleagues, causing embarrassment and distress.
The realtor said she had never met Mooy before the shoot but trusted the situation due to his public profile. She said she was “shocked” upon returning to find him naked in the home.
After the incident, she had to tell the homeowner what happened. The property, which she described as the largest listing of her career, was taken off the market following the incident, resulting in significant financial loss and the loss of her clients.
“His behavior that night is not accepted here in this community,” the realtor said.
Sentencing arguments
Prosecutor Matthew Miller said that both women have suffered lasting effects, both professionally and personally.
The prosecutor acknowledged Mooy’s progress in treatment, saying the defendant "appears to be doing very well" but that he still needs to be held accountable.
“There are consequences for your actions,” he said, asking the court to impose a 10-day jail sentence to be served immediately.

Photo by Cody Blowers, St. George NewsDefense attorney Trevor Terry highlighted his client’s participation in intensive outpatient treatment and ongoing counseling, adding that Mooy has worked hard on his recovery since he started treatment over a year ago.
Terry also addressed the mortgage broker, saying she had done nothing wrong or anything to cause the situation and had nothing to be embarrassed about.
His client, Terry said, has “thrown everything at this issue,” attributing the incident to alcohol use.
Without alcohol, Terry argued the incident likely would not have occurred, and he asked the court to consider community service instead of jail and requested that his client be allowed to self-surrender.
Mooy addressed the court, accepting responsibility and calling the incident a “wakeup call.” He said he sincerely regretted the impact of his actions on the victims, adding that he has taken many proactive steps to hold himself accountable.
“There are consequences for my actions, and I accept those,” he said.
Court ruling
Judge Douglas Whitlock said the defendant’s actions had a “profound effect” on the victims.
“I don’t know how you’re going to fix that,” the judge said.
While acknowledging Mooy’s efforts in treatment, Whitlock said he would have imposed a longer sentence but honored the terms of the plea agreement.
Mooy was sentenced to 10 days in jail, and the court suspended 180-day sentences on the lewdness charges and a 90-day sentence on the intoxication charge. He was also ordered to pay $920 in fines and placed on 12 months of bench probation, with a review hearing set in six months.
With the sentence imposed, the judge reiterated that the victims had nothing to be embarrassed about and should not bear the burden for anything that happened. It was his hope, Whitlock said, that the sentence would give both women some sense of justice.
While Mooy can't erase what happened, the judge said, he can make it right by his actions. Once the fines are paid and the sentence is complete, Whitlock said he hoped the burden would be lifted from the defendant as well.
Whitlock then ordered the defendant taken into custody immediately to begin serving the sentence at the Purgatory Correctional Facility in Hurricane.
